Vacant Management will be charged at £75 + VAT per month and will include dealing with any maintenance issues, weekly inspection, and post collection.  If you do not wish us to manage whilst the property is vacant, please contact us to opt out.

Tenant referencing via Good Lord

  • £150 + VAT for an individual
  • £200 + VAT for a couple

Deposit Registration Fee: £30.00 (inc VAT)

  • Register landlord and tenant details and protect the security deposit with a government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Preparing paperwork for Tenancy Deposit Scheme dispute £250+ VAT

Contract Fee: £150 + VAT Payable on initial tenancy and subsequent renewals

Safety Certification: The cost of safety certification and Energy Performance Certificate is levied by the approved supplier and payable by the Landlord.

Additional property visits: £25 + VAT

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Submission of non-resident landlords receipts to HMRC £25 + VAT quarterly

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Contract Renewal Fee £150 + VAT

Drawing up a new contract with no rent increase negotiations

Rent Review Service £250 + VAT

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Court Attendance £100 + VAT per hour

Preparation of documents required for legal proceedings’ as £50 + VAT per hour

Dealing with insurance claims £50 + VAT per hour
